Corbin Hall is a 472± acre property on Chincoteague Bay and is undoubtedly the finest waterfront development in the area. It is located just below the Maryland-Virginia state line about 34 miles south of Ocean City & Salisbury, Maryland.
Lot #7 features a private dock that was built recently. Handrails were added to the entire dock in January of 2013. This completed dock is valued around $80,000 and offers amazing bay views with a sitting area at the end of the dock. Lot #7 is one of only seven true waterfront lots in the development, and the only lot with a private pier.
All lots are fully improved and ready to build on. There is a gated
entrance, caretakers cottage at the entrance, roads are paved
and utilities are underground.
Amenities include a community dock on Chincoteague Bay, small
boat harbor with launching ramp, community center with pool,
spa and workout room. There are also two, two bedroom guest suites with balconies overlooking the bay exclusively for the use of property owners for up to one week at a time on the second floor of the community center (owners just pay the cleaning fee).
Unit Size: The total minimum finished living area for each home shall be 2,200square feet, and the height may not exceed two stories. A single detached garage andguest cottage are permitted.
Garages: Each dwelling shall have a garage (attached or unattached) for not more
than four but not less than two vehicles.
Building Materials: All exterior walls shall be constructed with natural materials,
such as cedar, cement board (hardplank), wood clapboard, stone, brick, and stucco.
Roofing: Roofs must be wood shingles, slate (natural or artificial), or tin except in
certain wooded lots where 30 year dimensional asphalt shingles will be permitted.
The minimum roof pitch is 9/12.
Driveways: Paved driveways are required within 12 months of home completion
and must be made of blacktop, concrete, or pavers.
Landscaping: All landscaping plans must be reviewed by the ARC. Exterior items
such as heat pumps, air conditioners, and propane cylinders shall be placed in the
rear of the building and shielding from view by natural plantings of trees or shrubs.
Plans for fencing must be reviewed by the ARC. No metal fences or fences in pond
easement areas are allowed. No live trees 8 inches in circumference shall be cut or
removed without written permission. Inground pools, tennis courts, and cabanas are permitted.
Pets: Pets are permitted provided they are not kept, bred, or maintained for
commercial purposes. The owner shall take whatever steps necessary to ensure that
pets do not interfere with the use and enjoyment of any other lot. Dogs excessively
barking, chasing cars, bicycles, or people and otherwise menacing property owners
or their guests will be immediately removed from Corbin Hall.
ARC: No building, structure, remodeling of existing structures, or other
improvements (including landscaping) shall be placed upon any lot until the plans
and specifications have been approved by the ARC.
Take Route 13 South, go 1.7 miles after crossing the Maryland/Virginia state line to take a left onto Horntown Road. After four miles, Horntown Road becomes Fleming Road. After half a mile on Fleming Road, take a right onto Corbin Hall Lane (There is a gate and you must be shown the lot by Dan Connelly).
