Location: Located in New Church, Virginia just 5 miles over the Maryland state line. Only about 40 miles from Ocean City and Salisbury, Maryland. These lots are fully approved, utilities in and are ready to build on. They are among the few prime waterfront lots in Phase One of the Olde Mill Pointe subdivision.

Covenant Summary:

Unit Size: The total minimum finished living area for each home shall be 1,800 square feet and the height may not exceed two stories.

Garages: Each dwelling shall have a garage (attached and/or unattached) for not more than four but not less than two vehicles. Detached garages must be a minimum of 250 square feet and match the home’s architecture.

Building Materials: All exterior walls shall be constructed with natural materials, such as cedar, cement board (Hardplank), wood clapboard, stone, brick, stucco, or approved vinyl siding (Carolina Bead Board or better). Foundations must be covered in brick or stone on the front and side elevations.

Roofing: Roofs must be wood shingles, slate (natural or artificial), tin or 30 year dimensional asphalt shingles. The minimum roof pitch is 8/12.

Driveways: Paved driveways are required within 12 months of home completion and must be made of blacktop, concrete, or pavers.

Landscaping: All landscaping plans must be reviewed by the ARC. Exterior items such as heat pumps, air conditioners and propane cylinders shall be placed in the rear of the building and shielded from view by natural plantings of trees or shrubs. Plans for fencing must be reviewed by the ARC. No chain-link fences or fences in pond easement areas are allowed. No live trees 8 inches in diameter shall be cut or removed without written permission. Inground pools, tennis courts and cabanas are permitted.

Pets: Pets are permitted provided they are not kept, bred, or maintained for commercial purposes. The owner shall take whatever steps necessary to ensure that pets do not interfere with the use and enjoyment of any other lot. Dogs excessively barking, chasing cars, bicycles, or people and otherwise menacing property owners or their guests will be immediately removed from Olde Mill Pointe.

ARC: No building, structure, remodeling of existing structures, or other improvements (including landscaping) shall be placed upon any lot until the plans and specifications have been approved by the ARC.

Driving Directions

Take Route 13 South to the Maryland/Virginia state line. Once in Virginia continue for another 5 miles to stop light (Pizza Hut on corner). Take a left at light onto Route 175 East towards Chincoteague Island. Continue for 4 miles to Route 679 – Fleming Road on your left. Take left onto Route 679 – Fleming Road and go 3 miles, you will see the entrance to Olde Mill Pointe.
